At least ya figures it out :-) It probably was not sitting on the bottom when it was all first installed. Wells do gather sediment in time. Hope you raised it at least 2 feet. If it happens again in a few years may want to look at getting the sediment pumped out.

Can use vinegar to get rid of the sticky... just rinse well. The leaking? Where are they leaking from? If around where the bulb meets the cap there is not much fix there. Rubber does deteriorate over time.
