Sold for 10¢ in the Summer of 1938. My calculations show this is a 22.5% annual appreciation (compounded daily). Not a bad return on the money! Now, if you were 12 years old in 1938, you are 84 now. If you bought that first Action Comics for a dime, never read it but instead preserved it ... Congratulations! You're a millionaire... assuming you find a rich collector who wants it a million's worth.
