Way to go Karen! Sorry I'm a day late. I agree with Andy....you were one of the reasons I stuck around in REOvil and have helped me and many others during this journey.

A belated CONGRATS from me, too, Karen! Wish I knew how to do those neat 'smilie' inserts but the well wishes are heartfelt! Two years is an amazing feat and a real inspiration to all! An anniversary like that deserved a new REO
