As of yesterday, I'm pre-approved for the short and long term financing. Next steps are appraisal and getting the contract from the builder.

I'm going with the builder who gave me the contact person at the company that is providing the short-term financing. (the other builder gave me a contact with a bank that wouldn't talk construction loans with anyone who made under 500K)
