We have a friend that is a realtor we are going to talk to.. I'll just say buying a house right now wasn't exactly planned and we may be eating ramen for the next year to save up for a down payment.. lol.

A good realtor is the key! They can navigate you through all of it!

I've already found a couple of houses I like Just don't have the money. Though there is one that is only $18,000 and just needs some floor repairs (my father-in-law's business is flooring and hubby used to work with him for years.)

Almost everything within an hour radius of us is 55+ only communities, though.
