    I have a pic of my oldest son and his wife (my favorite DIL) Pic makes me smile every time I see it.

    I'll start with this one... my first-ever-seen Stick Bug. S/he was on the doorjamb of the
    main entrance door. Note the depth of the jamb. The exterior walls of this house are 13"
    thick and are "GreenBlock insulated concrete forms" (pic below)

    This stuff is probably more interesting to Atty rather than the galz, but...

    Below is 1 of 4 huge solar panels (well, just the posts for now). They will tilt to follow
    the sun. You can get an idea of how the property slopes. The side with the horizontal
    siding (which is that composite stuff they now make decks with) faces the road. The
    faux brick at the bottom is just about as adorned as the house gets. The other three
    sides are vertical metal siding, and the roof is metal as well.

    My comment: MUCH too quonset-hut for me. MUCH too boxy for me. MUCH MUCH
    too plain for me.

    Another for Atty...

    "Utilities Central". What you cannot see are two breaker boxes. I could not reconcile the FEW
    wires coming out from them when looking at the sheer number of breakers. But, from the left:
    geothermal heat exchanger unit and house air recycling unit. Note venting is all flex piping, no
    sheet metal ductwork. Next over is ALL the water stuff. Why so MUCH?!?! All piping to rooms
    of the house is clear plastic... no copper. Cold supplies on the left of the manifold, hot supplies
    on the right. All return water is via PVC piping. Water softener system, hot water tank, and
    then holding tank to pre-warm the water before being heated. Then out of pic to the right will
    be solar stuff.

    This is the ground floor. The ENTIRE floor (garage, this room, entryway, guest bedroom and
    guest bath, which is everything) are all polished and sealed concrete. Looks like expensive
    marble flooring, but it's not.

    Very impressive, Bear! So are the following photos!

    Almost looks like a civil engineer came in and did his thing.

    It's designed to be efficient, that's for sure. The thick walls + insulation stave off the cold and allow for the geothermal heat.
    Bear, do they have a "backup furnace" for the -20 below days? Or fireplaces?
    Do you know what the south-facing walls look like? Windows shining on cement floor, for example?

    lol on the piping. Someone was just describing to me "modern" water systems where they just run flexible plastic pipe. Easy to cut and glue ends on too. Snip, zip, done. Very much a time saver. And time = construction $$$$. Of course, 20 years from now it will probably be declared a risk factor for something or other. ;) Looks like they're doing it with air now too. Make sense I guess.

    I'd put a support beam + column under that, though. Unless maybe they figured that out and know the weight above is...slight.
    Those joists look like Swiss cheese.

    Those are engineered joists. Strong. But....IDK. I'm sure there's specs for how many holes you can drill, and maybe they put metal sleeves in or something. Who knows?

    The side of the house with the open window (man, the framing looks THIN... but trust
    me... it's pretty darn thick) is south-facing. No windows on ground level. There are
    wall-mounted ceiling-height radiant units in all the rooms for super-cold days. They
    quoted "-13 degrees" for geo and heatpump system operation. And there is one of those
    Mitsubishi A/C units for super-hot days... to give some extra cooling if needed.

    A friend-of-the-friend said this house is $600K+. After visiting, I'm wondering if that $
    did not include the land as well. The house is quite a bit smaller than I imagined (a big
    step down from his current 2800sf) and there is ZERO landscaping. If I could give it
    a negative number, I would. And the exterior of the house is just so so plain. :(

    Not mine to say, though... but I can THINK it.

    THAT'S for sure!... no Aesthetics Advisor, at least for the outside. It's as spartan
    and utilitarian as you can get. I'd think an extra $50K (peanuts, considering) could
    go a long way to give some curb appeal... despite the curb being 100s and 100s of
    feet away, and way way down.

    This is his "deck". (I just want to cry right now.) What is that?... 4' x 8'... with the A/C
    cooling fan blowing on you?... and the view is eroded hill that just goes up and up and up.
    When I walked out the door onto the "deck" and was faced with the hill, I actually got dizzy
    and woozy. Seriously. I had to hold the railing.

    Two more shots from the south side.

    There "will be no lawn". There is no town code, so he's allowed to let nature take its
    course. But, he's put down over 500 pounds of clover seed so far. By hand... just
    scattering it. From what I saw of the soil, most of the seed will just wash away
    downhill. But, I assume what is already established will spread naturally.
