TLDR: The contractor meeting went pretty well.
I want a LOT done (addition of master suite, which will require upgrading HVAC, plus another ba
throom, enclosing the deck, some foundation work, windows need replacement, electrical box needs to be brought up to code, etc) , so it’s not going to be inexpensive. He’s a general contractor so can organize all of the bits and pieces. He’s going to do some drawings and then he can narrow the ballpark that the estimate is in.
The contractor is a neighbor of my friend’s and he's also completing training to become an inspector so is pretty conversant with code. Overall he seemed knowledgeable and able to visualize and problem solve. It doesn’t hurt that I know where he lives. LOL. (it also doesn't hurt that he's my age, intelligent, cute, and unattached)
I’m pretty comfortable will moving forward (figuring out the costs and financing, checking references and paperwork etc ). Of the other two contracting companies I contacted, one made an appointment with me and then didn’t show. The other responded saying that someone would be in touch. I never heard from either of them again.
I figure it’s a decent time to invest money in the house, since property values are going up. The brewery that opened a couple of blocks from my house catalyzed (and maybe financed) a resurgence. My neighborhood is the newest “hip” area. There are now two other bars and 6 restaurants within a half mile of my house with 2 more restaurants due to open in the next few months. Two coffee shops- one of which also has a music venue built by a person that used to book music for bottle tree, and a zyp bike-sharing kiosk. There’s also supposed to be a little shopping center built from cargo containers . I actually see people walking around the area. It’s pretty cool.
Much of the work needs to be done anyway. The house was built around 1895, had its ups and downs, and was flipped about 15 years ago. The addition of a large "master suite" is to give my mom a semi-independent space to live, so that she'll finally feel comfortable retiring and selling her house in Arizona. She seems pretty excited about it when i spoke to her last night.
Weather sounds nasty for all y'all. We have one more reasonable day, followed by a cold snap starting tonight.
