sure enough, checked 'little gem' on the way down to geoff. got buds but a long way from opening

Have no idea what variety it is......the tree was here when we moved in so not sure what the native variety is......
Edited to add that Google offered that it is the Southern Magnolia, Magnolia Grandiflora. Seems to be the same as yours!
