Sorry to hear about that Bear! Yikes!
Maybe...when you have it fixed, you could have them add an air fitting to it (do they do that?) so you can blow the lines clean with a compressor.

Well... I'm imaging I just turn off the main, then open the lowest faucet in the basement... allow to drain by gravity for a while... then shut off valve to pipe-in-danger... then turn main back on. (For the future, post-repair.)

Have not gone fully under the floor yet to assess damage/mess. Just took a peek through the trap door. I'm not even sure if it's a floating concrete slab where the water could drain off to the sides. BUT... there are a lot of antique-y furniture items under there (Husbear's), most up on 2x4s. But I'm sure there was a lot of spray and splashing. Sump pump in basement has been running more than usual, so I'm hoping it's draining some place. It'll be a skating rink under there.

Supposed to get up to 50 tomorrow, so I'll put a couple box fans under there and leave the door to outside open.

It's going to be "slider puzzle" time clearing a way for the plumber when the time comes. But, he was going to pay a visit anyway to replace the kitchen sink faucet fixture and add another pipe to the outdoors. May as well make a day of it!!!

Yeah, if it's just a single garden hose pipe, I just shut it off at the valve inside, and drain the outside.

IDK where it broke though....and how it drains if it runs under the whole addition.....hope for you it's all downhill incline to the spigot. If not they should put a drain-point in. The "modern" hose spigots shut off inside the house...with a long valve. But that could still be outside of where it froze in your case.............

Basically, it all rots. Water leaks are a bummer!

A casual look-see shows no standing water, except a small pool/puddle in one corner. Floating slab. But every item in storage under there is soaked. I couldn't tell where the pipe crack or faulty joint is. That's up to the plumber (although I could start a minimal flow and have Husbear watch where water comes out... another quart of water isn't going to matter).

Will start the box fans in a while... up to 36 degrees now.

What's next? Boils? Locusts? Pestilence?

What's next? Frogs? Blood? Hail?

 Morning everyone! :D

I don't know Bear...I'd be thinking...POOL! Just reconfigure the addition. Make it into a pool in the summer and a ice rink in the winter! :D

It has a hot tub. (Unused for what... 8 or 9 years now.) And a gas fireplace - that has not worked for about as long.

Hi Mad

I don't think you necessarily *have* to but supposedly it will whiten it up considerably ...

Here is one cleaning procedure recommended by someone who has used hemp ( as wicking material :) ) for a while now:

-----------------------------------------------------------------------------------------------------

First and for most I would go through the hemp and pull out all the woody looking pieces and dark fibers while the hemp is dry and easy to pull apart and sort through.

Then....
Hand wash with a dish detergent like dawn or etc.
Rinse
Soak in oxyclean for 6+ hours
Rinse
Boil 15min
Rinse
HP&BS
Rinse
Boil 30min
Rinse
Boil 30min
Rinse
Boil 30min
Rinse
Pull apart and pat dry with paper towels
Dry using either the microwave or clothes dryer.

I know it sounds like a long and huge pita, but the end results are worth it IMHO. It really didn't seem that bad to do. I really think the oxyclean and HP&BS are key, I really noticed the color change after the oxyclean soak.

Bumping this since I'm gonna need it soon. ;)
