yeah i have to wait till i get the deed even though i have been over there a few times...i could probably go over there and start working on it now....because my neighbors all know i bought it but i'd rather just wait and do it they wy they want .....i have cut the grass and cleaned up the yard but thats about it

Ferris - well good luck with it. Have you and your GF checked out all the local "Landlord" laws?
If you watch any of the court shows, you know it can be a PITA. My folks have an apartment building, and not too many problems, but they do come up.
(you were gonna rent it, right?)
