I don't know how new the underground pipes are...everything above ground is PVC.

I've been in this house almost 10 years. SInce it was completely flipped about 15 years ago, I've had to do almost no maintenance until now. but, of course, everything messes up all at once then.

if it's tree roots intruding underground drainage pipes were probably not replaced

Dinocroc vs. Supergator is on SyFy channel...one of them (not sure which, it was an almost-all-teeth shot) just ate a hot-tub full of people.

Plumber arrived. he's got to go pick up a second person. have to snake the line and replace the wax seal on the toilet.

(on the bright side, he's interested in learning about vaping)

something between my brain and fingers glitched. Am hoping to add on so there's space for my mom, and also add bathrooms. Given the option, I'd like to deal with the plumbing as part of that larger project.
