Well, explain to "Hus" that you need to budget for a screened-in porch addition to the house, and then you can use it in the winter too (with windows of course).

Probably 20K...including cement slab n stuff. (total wild azz guess, and it can vary a lot depending on materials).

When it comes time to replace the deck (it's 28 years old now), I do plan to make the
upper level enclosed, but only for 2-3 season use. And with that un-wood stuff. The
lower level will most likely become ground-level patio pavers or large SqFt stone squares.
And the gazebo will be stand-alone, positioned where it is now, and 2 feet wider in all
directions.

That's the plan. So far. Let's watch the reality of it all! :laugh:

Well, heck, Bear. You can just get one of those sun awnings with the extra "screened sides". For now.

Well, heck, Bear. You can just get one of those sun awnings with the extra "screened sides". For now.
The issue problem is... where it would attach to the house. The deck is off
the lower level of the house. The roofline is about 1' higher than the door.
And then the upper part of the deck extends 10' out from there.

I had a "Sunsetter" rep come out years ago as I was thinking about one of
those roll-away awnings (pre-large umbrella). He measured and hemmed
and hawed and made phone calls. It was decided it could not attach directly
to the house. The high part of the awning would need to be put on poles to
raise it up enough where the lowest part of the awning would be 7' higher
than the deck. That: added to the cost, and stability/longevity of the
installation would not be warrantied more than 1 year.

Now, if the door led directly to steps downward to the deck, yes.

Imagine that pic above and the roofline being 1' above the door on the far
left. That.

(Not meaning to pooh-pooh the idea... )
