I'm sorry you couldn't sleep, Fran. Thinking about you and Hubs for the Dr appt today.
Wharf, the house showing appt was supposed to be with the seller's agent, but she got sick and sent a different agent in her place. It's not so much that I'm against having a buyer's agent, but I didn't like some of the terms of the contract. The main one that stuck in my craw was binding myself to her for 6 months + 30 days after the end of the term. I can not talk to, view, or negotiate with anyone else, especially owners or 'for sale by owner' properties. Really? I can't talk to the owners to find out about the little things, about what they like and don't like about their home?
I don't have a problem with a buyers agent taking their cut for the work they put in, but is he/she really working for the best price for me when her pay depends on the price I pay for the property? I'm a tiny piece of chump change in the grand scheme of the real estate picture because I'm very limited on what I can afford, and she was told that from the git go. Along with the contract she emailed, she also asked if she could show me a property that she was "sure I'd fall in love with" at more than double the price I told her was my top end.
Maybe it's just this particular agent that rubbed me the wrong way, but my gut screamed "tag teamed with a bait and switch."
