Gawd, I feel for you people with kids. I can't imagine being as sick as I've been for the past 4 days with kids.


The count-down timer on my phone says 44 days till we get the house keys and we are still sending counters back and forth everyday. I really think that it should have to be disclosed that the owner* is a real estate agent. She's technically going through another agent but this is a battle of wills. Heather and I always said that we made an alliance because we were such formidable opponents.
* The house technically belongs to her and 6 other family members. Can you imagine getting 7 of your family members to agree on pricing, repairs, etc??


In KY it does have to be disclosed that the seller in a licensed agent even if the agent is not the selling/listing agent.

I dread when DH's mom passes - his sister is the executor and one brother is a piece of....work. Thankfully the executor is the only person who has to agree on the price - lol - because the kids (4 of them) will get everything equally - she can claim it's in the best interest of the estate. lol I "may" have worked in trust/estates in my former life. ;-)

Enid - I'm going to say something that is completely common sense and may tick you off a little, but I fel I have to say it:

Don't be afraid to walk away from this deal. It's a roof and walls. A house. not a home. Don't let them push you into a deal you all aren't grinning ear to ear about. Buying a house is a lot like getting married...it looks like you will live happily ever after, but it's a lot of work on things you never thought would be an issue.

Don't be afraid to use YOUR agent to remind the sellers that they should be jumpin' for joy to have this off their hands. Maybe a reminder of that wouldn't be amiss?

Also...Beth is having surgery on her ankle again today. I have to stay at the hostpital (WITH LIVI :glare:) while they do it. I'll check in later. Love y'all!

Witless, thanks for the care and concern!

The home inspection will be the ultimate deciding factor and we're paying for a septic inspection, since it is an old farmhouse. We can hook up to public sewer, if we pay to run a line out to the road, which isn't very far at all.

We are just requesting stuff like the 1 year home warranty not be a POS that never pays for anything and charges you to tell you that they aren't going to fix it. I did research on the different warranty companies and found one priced equally but had much better reviews but the the seller/agent wanted to deduct 50 bucks since we weren't going with her choice. It's not 50 bucks, it's the point.

We are getting a deal, no doubt, and we are buying well below our price range. I'm guessing that the seller is just accustomed to a better market and stubborn as hell, but she's met her match with us. :)

We will walk away, if we need to.


((We want the surrounding acreage but they want cray-cray money for that. We're going to let them sit on that land for years before we offer again. The land beside my mom's house has been for sale since 1984. You know that no one is going to build a freaking house anytime soon with all the houses in foreclosure. And geez, this isn't readily build-able land. We already have enough land for everything that we need to do. We just don't want it to touch anyone else's land :)

Would it kill vendors to let you know that they have changed their formula, so you don't buy multiple bottles of the new recipe? One of my top two vendors has changed my 2 out of 3 of my all day vapes in under a year. The first time I thought I was getting an off batch.

why do jack-... vendors change their recipes? Apparently my favorite vendor started adding honey flavor to his ry4 - it now tastes like ry-pee :blink:
