Finally got a few hours to start this dang thing after all that rain. Now im playing catchup with my mowing. Hope the guy is not too mad. It was just an "in your spare time" project.

Oh and the customer now wants it an extra 1/4 bubble to the SW corner. (right lower corner in the pics) ...WTH?

So me and a buddy bought a house from the bank to try and flip. Today we were in there pulling all the baseboard trim and sanding the crazy colored walls to prep for paint. There was a thermometer on the wall that went to 120 and it was at 117 max. Not sure if it was accurate but when i just got home my weather app says the heat index is 105. Not ready for this weather. Between us both we used up 6 gallons of water and about a dozen salt tabs. Now slammin' twisted teas and sucking up AC. After a nice shower gonna enjoy a shave! Or maybe a nap first idk. Hope you all had a lovely day.

Ed I would also like to know when you are done your experience with flipping. I love the HGTV shows all about home remodels, flipping, etc. Poor Hubby I always have ideas. Like "Honey is this a load bearing wall"? We have done some major remodel here but it was when he was laid off work and had the time to do it! Sure saved a lot of money though. Would never have been able to hire it done.

Did well out of the vapemail today: a couple more RM2s and some gear Ratman sent too! Delighted with it all and the perfect antidote to today at work, which was the typical miserable 11 hour nonstop day i have come to expect!

I'd have a shave too Harley but i'm having a beer instead! Davelog - i liked the Smurf's so much, i married one. my wife (HRH) is called "Smurf" by everyone!

I got some sweet vapemail today too - a black/black REO Mini 1, which was traded for my wife's Grand that she no longer uses because it's too big for her waifish, dainty hands. She picked up a black/silver Mini 1 at our last vape meet (FIFTY BUCKS!) and when she gets home tonight, she'll pick out which one of the two she wants, and I get the other one. WOOT!

I haven't played in 6 years, sorry. I also haven't been to reddit yet. Ya'll keep me so busy on ecf I haven't gotten around to seting up a place on other forums. I don't gamble now, and usually free or nearly free games are less like the real deal to me because the stakes are low. Basically, I don'thave the chops for serious poker anyore because in order to be a successful gambler you need to be able to devalue money to some degree and I will never have the bankroll I used to have inmorder to handle the swings.

I did one right around 2000. But it was a diff world back then. Paid like 83 for the house and sold for 139k in around 2 months. Dont have that much invested in this one but market sucks. I think the secret is finding one that looks worse than it really is. (ie. structural, roof, up to code, etc.) I'm lucky to have a retired inspector/builder who really knows his stuff. Same guy who mentored me on the first one. But still probably wont realize the profit of my earlier flip. I'll be even more forthcoming and tell you all that I had to sell my beloved Harley and this is me trying to continue my business with an risky venture. Big roll of the dice for me. (calls a 7 but rolls a 5?) I may have to change my nick to "SoupKitchen05".

Hey T, Ya i closed my eyes for a sec in the AC and just woke up. Not sure at all how long I was out but its nearly dark out now. And of course I know of Smurf, she's adorable. Seen you both in tons of vapemeet pics. And now for that shower and shave. Back in bit. Late high tea tonight I guess.
