It is super way better and 30K less. Actually we are most worried about the appraisal. Whoever owned it initially did some major upgrades, like there are 4 skylights, a full basement and well, some of the kitchen appliances (we did not ask for the tree, LOL) need replacing ,although it really kind of does not look or feel like a manufactured home, honestly. It's like BEAUTIFUL.

I actually prefer manufactured homes to real homes, I mean the bathroom I am gonna use is like plastic and vinyl (they upgraded the master bedroom but it only has a shower) and well, the kitchen needs some work and new appliances. They did add two wood/pellet stoves (my guess is the uh, furnace, is probably so inefficient, it's really a backup system.)

Then they called it a "radiant heat" system because it has vents to upstairs from the pellet stoves, Radiant heat is when you have pipes through all your floors you can turn on and off. LOL I was like, "Nice try."

I think we were the first folks involved because of the overpricing and for sale by owner thing plus the manufactured home thing.

It has a tiny tunnel you have to drive to to get out of the neighborhood. There is a train track nearby (LOL I consider trains good luck, the noise doesn't bother me although I don't think it's close enough.) The five acres is cool, you can see the lake from the top of the hill. It's totally way better than the other house.

I hope the appraiser is chill on it. I mean, we offered the highest price we really could based on all the comps. If our appraiser say comes in at 148 K, I don't know what we will do. IDK.

The thing is in WV, manufactured homes come in at a much lower tax rate. I also hope it does not need, say, a new roof. I mean it LOOKED okay but well....

We'll see but I am very excited and yeah it is so much better than the last house. This guy and his wife have to move to take care of family though so I think they are gonna want to finish. Etc.

It's really like super nice, everything has fresh paint and it's all clean and stuff. The real estate chick was funny she was like, "You don't want a survey?" and I was like, "Um no we are maxed out on 5 acres for an FHA loan right now and anything extra they discover is just gonna be a PROBLEM and she was like, "GOOD point."

    LOL I still feel WV is like, behind the times on that. (Washrooms.) Seriously.

    I mean, the bathroom at my work is like, "Here are some free tampons and pads" they seem pretty elderly but there is no separate dispersal system. That is an issue for a pad user. I mean I use pads because like, I'm sorry, there are only a very few things that like, deserve to go up there, and IMHO they do not include tampons.

    However, I use the super skinny pads that swell up like a snake eating a whole baboon. I'd be terrified to like, try to flush one. It is ALSO not something I wish to discus with my coworkers (you lot are fine, LOL) but I'm like, "There is no SIGN about flushing? If the toilet overflowed, like and I was the last woman out, well, um, that would be EVIDENT?

    So far I just wrap them in a REAM of handwashing paper but sometimes the trash can is REAL full and I'm not nosing around there with my HANDS, so then I have to like, shove it down there with my FOOT.

    I don't want your free pads, I would like the stainless steel box with the nice brown paper bags you put your stuff in and you close it up and all is well.

    I guess I could bring it up at the meeting? Oh HAY since y'all are all HERE how would you suggest I dispose of my PAD???

    No?? I don't believe so either:lol::lol::lol:

    I guess I could ask the night clean up guy he is in recovery and very sweet. He is a person I could ask.

    THIS IS A HOSPITAL I should point out. I mean... outpatient YEAH but HOSPITAL..

    What are the next steps on the house and how long do you estimate being able to move in?

    Inspections, (a bunch) we declined a few, an overall home inspection to determine if the roof will die in 2 years, if the electric is okay and etc. And a few other ones like septic, etc.

    Then... we negotiate about who does what we may have to share costs depending on what it iis.

    Then, the appraiser comes and says "Cool house, YES I can appraise if for 170 K." That is the one the real estate lady is a bit sketchy on, the low end was like LOW but this house is pretty cool except some kitchen issues it might be smart to include a few new kitchen appliances BEFORE the appraisal and negotiate that. The stove, in particular is BAD.

    Then it appraises for 170k, we take possession on Jan 10th

    OMG I can't get fired. I won't though. They can't.

    It is very very cute on 5 acres. 3 bedrooms, two bathrooms.

    You're lucky (or I am) that I've been with my wife for 20 years. Kinda sad, but I read that post as if I use feminine products, having been around them so long now. :lol:
    I won't say I feel your pain, but I do sympathize.

    My weekend has been a stressful act of procrastination mixed with waiting and interspersed with bouts of "need to do this".
    Friday our gas company had to move my meter from basement to outside right at the front corner of my house -IN MY FLOWER GARDEN! I lost a mum that was flowering and had 20-30 tulip and daffodil bulbs that I was really happy with for the last three years. I almost cried. But chalked it up as a necessity. Since the meter is now next to a driveway, they put a 6inch diameter 3 foot high shiny steel pole in front of it. Really unhappy with that.
    As soon as I can muster some energy I'm going to put some bulbs I've been hanging onto near the meter just so something will be sure to grow there next spring. Getting dark here now and been raining most all day, so I need to do it 10 minutes ago lol.
    Yesterday I had a rush request for some Skittles juice from a work friend who is running out, and I was contacted by another work friend who wants me to start making some e-liquid for him.
    Tonight I'm going to mix for the new customer a Pineapple Raspberry (I'll post the recipe for that one tonight as it is a tried and true recipe of mine), a peach flavor using White Peach FA and a touch of Apricot CAP, and going to throw a banana mix together with Banana RF SC and WF Banana Candy.
    OK I better go plant these bulbs before it gets dark.

    I put together a large round planter for my sister as a gift, with groups of the above mentioned bulbs in a circle around three hybrid lilies in the center.

    The bulbs I planted today were leftovers I couldn't decide where to put.

    I have used the same helmet shield for months at a prior job on a covid active unit. Obviously, in that scenario It kept me safe with a N-95 mask However, I'll post a review for you uncle when I have time. :)
