Holy cow, you two stay away from the "sick house"! I can't imagine what your dau. is going through trying to keep sick kids away from well kids.

Just talked to hubbs and he's on his way with our attorney written agreement to meet with the buyer who's buying him coffee. It's a simple "cash" deal and the buyer is a grandpa buying for his granddaughter and family their first house. The buyer also knows hubby's first cousin who's shown the house on occasion as well as an across the street neighbor who's the street neighbor "watch guy" and helper. So far, this looks as promising and quick as it could get.

Meanwhile, the ceiling fan in the den has developed a serious wobble and several electrical outlets are deader'n a doornail. Both new developments. The fan hubby can do, but the electrical is a different setup than he's use to dealing with, so will have to hire out to fix that. He so wants to be done with this house! Ha! :)

YAY YAY YAY on an easy quick deal!!! We sold our last house for 'cash'... an aunt buying it for her nephew. Easy easy way to do it... and incredibly rare.
He'll get those issues fixed up in no time (and hopefully won't be a big issue on the electrical.) I'm excited for you guys to be free of it at last!

Thank you, Kayte. :) He's been offered a "cash" deal several times before.....but by "flippers" who had to really low ball him to buy right and make some money on the update and flip. We watch HGTV too.

Meanwhile the banks/mtg houses have tightened up their loan requirements considerably from the days of "liar loans" and those people who wanted to buy could not qualify. What's preventing a lot of people from buying is the now required "down pymt" plus the cost of closing. Unfortunately, a lot of "first time young buyers" have no idea that they should SAVE before buying; and, NO, it's not the seller's responsibility to "subsidize" them. With mortgages at 3.5% I can't imagine why these people can't think they're fortunate. The lowest we could ever find at the time we moved severl times was 8%: and at one bad economic time it was 10% with a 7 yr. balloon just to get that oh so low rate!......... Of course, you do realize that we are still subsidizing these low, low mtg. rates with equally non existent interest rates on our savings, CD's, etc. :(

I remember. Doug and I had one of those 10% loans. We'd still be paying that house off if we hadn't sold and bought this. It was a very nice, brand new, custom built house. It was passive solar, which I really enjoyed!

When we bought this place there was only one place willing to make a loan on it and they charged us 16% interest. Can you imagine?! Who would be stupid enough to agree to those terms? :lol:
We got out from under that insanity as quickly as possible. Once we did, we paid the house off in nine years. ;)

Isn't it odd how people don't think they should make a down payment? 3.5% is astoundingly low! Makes me want to buy another house. :laugh:

I saw a headline (meant to go back and read, but didn't get around to it) that banks are trying to get out from under being forced to make bad loans... because that causes crashes, don't cha' know. :facepalm:

Well, the coffee meeting with buyer and his wife (grandpa & grandma, both a few yrs. older than hubby) went off swimmingly although interrupted repeatedly by many customers who they seem to know......These people do get around! Anyway, hubby handed him sales agmt., buyer will give to his atty., his atty. will contact our atty.; and if they don't screw it up, the house will be sold upon termite inspection and title search.....Maybe by this Fri. Hubby had all this done when we bought the house from his dad only 4 yrs. ago, but doesn't make in difference. Anything we want to give to Goodwill or trash, we can leave and they'll do it. Not much there. What little furniture that's left, is promised to one of the ladies who took care of FIL. She helps out through her church people in need.

We'll leave the washer/dryer, frig. and stove.....All as old as the house (1977) and still working......at least for now, but they know that if by nothing else by their "Havest Gold" color. Ha! So, the sale is "as is", no warranties, guaranties, etc. Clean and uncomplicated. Leaving all the papers and receipts from what work we had done over the last 4 years (new A/C, roof, furnace, carpet). They're buying a repaired, clean home at a fair price and we're getting out what we put in. The "bling" needs to be updated though.

Pray that the deal is done on Fri., gals. If not then, it may then be scheduled Mon. It's funny when you think this was the last home of my inlaws. Brand new when they bought it. It will be the first home of a young couple with a very young son and a very generous grandpa.

Hoping hoping hoping the house closes on Friday! You guys have done so much to make it ready to sell. I'm glad you'll get back what you put into it. Wish it was more. :)

Fun tips! That Silver Streak is so unusual. And I see Kayte is practicing with the green!! I'm ready for more green but I really like the watercolor tips lately. Got my Sangria Provari in and I have quite a few tips to go with that one.

Good luck with the house Chooch! You're going to close on yours before we close on the MS house. Everything is going along but it's been inspected by a home inspector, 2 pool companies, a VA inspection, a termite inspection, an appraiser and now a leak detection service from Jackson. So far, we've passed with flying colors but they have until May 6 to close.

We have a 4% loan on this house. And a ton of equity since we put so much down. We may have a mortgage again for a very long time but it's worth it to us to be able to live here. Just need to get the funds out of that MS house and invest them!

We didn't care, Kayte, to make a profit off of it.......just to make sure we got back all we put in. The neighborhood, if things pick up in the next few yrs., will take off again, but we didn't want to make all those trips back and forth......and it is a gamble that it will recover fully....... We just don't have the time nor energy anymore.

The house was FIL last asset and we needed to buy from him to cover his daily care at the nursing home. Kept him in it as long as possible (to 93), but he required more than what we could do and his last yr. was in assisted living then only a few months in the home. Wrenching decisions for sure.

It is a worry and a weight and hard to manage from 6 states away! I was surprised that every time I went back and went to check on it, I felt no emotion or attachment to a place we lived for 20 years. We had moved on I guess. The buyers of our house are living in it now so they have a lot to lose if something were to happen.

Ms.C, have my fingers crossed for you too. :) Nice for you that the buyers are already in. Now there's "4" of you that want things to go smoothly.

Chooch... I surely understand about the tough decisions to be made. Today is my sister, Carolyn's birthday. Sent her a box full of snacks and a package of glitter pens to use with her coloring book. Couldn't think of anything else that wouldn't just be in the way. Besides, I have it on good authority that she LOVES oatmeal cream pies. ;)

Harvest gold appliances! My mom preferred the avocado green that was out at the same time. That thing ran and ran... until I decided it was time to paint it. Got a bunch of appliance paint and turned it into a very respectable looking white fridge. It died two weeks later. Of natural causes. :lol:
