Wow! 4 hrs since last post. Looks like Rave is a thread killer. I hope all goes as planned with the legal :censored:

I'll try helping you with the recoiling but I'm still learning the rayon myself. :facepalm:

I found out today that the FHA interest rate is 4.5%. That's higher than what was original estimated and I'm not very happy about it. If they keep dragging this thing out it could be up to 5% before everything is said and done. The appraisal was done yesterday but my lender hasn't heard anything yet. Once she gets the appraisal it could be another week before we know when it closes. My stress level is about to explode.

One of the projects I am working on today. I'm recovering these chairs with an old Mexican blanket. I'm missing one of the chairs. I wonder where it would be?

I finished the trim on my kitchen insets.

I also finally did the last two wooden cover plates for the kitchen. Stained with Golden Oak and put up.

Washed up the couch covers. I won't put them back on the couch until Sunday so they will be hair free for the BBQ.

I had to pick summer squash and cukes. I fed the big ones to the goats.

I think it is lunch time and then I have some more to do's on my to do list.

I'm thinking of moving Penny from the farm where she's boarded. My friend found this place on Craigslist: Horse Boarding Available

I went to see it today. It's a very nice place, and the board is the same as I'm paying, which is just about as cheap as you'll find here. It's probably not even a 5-minute drive from my house -- maybe 2 or 3 miles away? The present farm is about 15 miles away. My one reservation is that the main horse care person -- the only horse care person? -- is a teenage boy. He seems very well-organized and competent, his horse looked to be in good shape, he has nice, neat fencing and pastures, the stall is a little small. His father met me, too, when I went to get a tour of the place, and they both seemed very nice. I really liked them and the setup, even the hay looked good and the horse feed he uses is Triple Crown, a very good brand. I asked what might happen when he graduates from high school, and he hopes to go to college locally, mainly to still have his horse. But if he decides to go away, he says he'll try free-leasing her. Oh, yes! It's a mare, which will be good, since some of my problems where I'm boarding have to do with geldings so enamored with Penny that they make it difficult to remove her from the pasture. Most of all, they seemed sane, which the present barn owner isn't. It's harder than you'd think to find sane horse people! What should I watch out for? What might I be missing?

I would check with other boarders there and see what they have to say. It sounds great though.

There are no other boarders. The boy's horse is alone now, and would have one companion. She seemed very well-adjusted being alone. Penny would have freaked out if someone took her to a barn where she was the only horse.

Oh, well so much for my idea. :facepalm: My horse was like his. He liked company but was fine alone. I guess you could give it a trail run and if you aren't comfortable there you could always go back to where you are boarding now.

A trial run would be good. Can you ride with the kid now and then? Right now, you have other people to ride with.

Also, do the dad and kid feel comfortable with you showing up any time? How about with the farrier?

She has to learn where the fences are and live with a new system. She is happy where she is, even if I am not. I woulod show up during the day. I have no idea if they will find me a "trespasser," as one newbie barn owner did when I was her first boarder. I think they won't know this, either, till it happens.

I think the boy seemed interested in riding together, and I said that my rides with Penny were mostly at a walk, because of her soundness issues. He didn't seem put off by that, as so may people would who might want to canter across a field. Still, I've dealt with that when my riding partner wanted to canter, and we just walked to catch up, or they turned around and cantered back to us. We can work that out, I think.

I mentioned that I had a barefoot trimmer, as does he, but it's not the same person, as are the vets. I've been thinking of changing my trimmer, and I'd like to look more closely at his horse's feet and see what I think. But I can schedule my farrier and have him do Penny's feet independent of his farrier, if need be.

If I showed up at night, it'd be because of some problem they called me about. I think that isn't a problem.

If you are concerned about how young the guy is, what about asking for references form his teachers? Does he hand in his schoolwork on time? Is he responsible in the school environment?

It sounds, from what his dad said, that he is a good student, so I think I won't bother with that. I think I've pretty much decided that this is Penny's next home, if they will have us. The decision goes both ways. They just met me, and they have some others interested, so they have to let me know, too.

Thanks. My gut feeling is that this will be the best deal I can find, but for Penny, it'll be traumatic. But we've moved before, and she has adjusted. Today, I found her herd all in the shelter of the back half of the barn -- except for Penny, who bore the flies and heat rather than crowd in with the other horses. So she might be happier having her own stall during the day. But that far pasture, where I can't retrieve her, is hard to beat. From a horse's point of view, anyway.

Also, they have really good, well-maintaied trails at the place she is now, though finding someone to ride with is big problem. They ride when I'm not there, on the spur of the moment, and don't seem able to keep appointments to ride. I don't want to ride alone for safety reasons.

Getting Penny out of her pasture, wherever it might be, which changes a lot, and no one tells me, is a huge problem. Today, she was in the back of the barn, with all the other horses inside, and there was a wire gate, the same one I broke my arm at, when one of the horses rushed me, that I thought I could sneak her through. This also meant going through a pasture, which takes up the front of the barn, to get her out. Luckily, those horses were also in the barn when we snuck past. But one of them is recently gelded, and lord knows what he'd do if he found sexy Penny! She is quite the seductress, which is part of my problem. The new horse is a mare, so less likely to be enchanted by Penny's charms. Still, they are likely to get attached, and I'll just have to figure it out.

This strategic difficulty, plus continually going to the barn when they forgot to close the gate to the far pasture, and I can't get across the creek to get her, so I have to turn around and drive home w/o seeing her, is the problem. I've spoken to the barn owner about it, and she seems unwilling to figure something out. Last email, she said she would understand if I wanted to move Penny to another place. I think that means, "Like it or lump it." So I want to move Penny.

At least she didn't send me a vituperous email like last time I had complaints. Maybe some of you oldies remember how upset by that I was. I think she is crazy, and I need to get away from her. But I don't want to jump from the frying pan into the fire, so I'm being extra careful this time.

The father and son seemed sane, and I liked them. I think Penny will be moving soon.

Sandy, I don't think I'd be too concerned about the boy's age as much as whether or not the Father seems responsible and the place looks well maintained. When I was a kid and we had horses we also had to take care of them, period. Our parents kept a watchful eye and made sure that happened. If we wanted to go someplace overnight or for the weekend it was our responsibility to make sure arrangements were made for the animals. I'm betting that we took better care of them than most adults today who just want a horse for a novelty and don't have a clue about how to take care of them. If the Dad seems ok it's a pretty safe bet she'll be taken care of. No guarantees but as has been said, look around and follow your gut instincts. Hope it works out well for you and Penny.

And like Wuzz said, the kid was probably brought up around horses so I wouldn't worry too much about that.
